One Bedroom Residence

Legal Structure:

The 62 apartments will be sold as freehold condominiums under The Condominium Act ( 1979 ) which allows 49% of the total registered area to be under direct foreign ownership.

Under the condominium act, strata title deeds will be issued for all 62 apartments, which in turn means that you actually obtain a title deed issued by the Land Department of Thailand as proof of ownership.

For the remaining 51%, ownership has three possible scenarios. Either Thai Nationals, Thai companies can own direct or for foreigners, we enter into a leasehold agreements. A Leasehold agreement is a perpetual 30 year lease arrangement which is also registered at the Land Department of Thailand.

General Information:

1. Development is centered around a 34 key boutique resort hotel operation.

3. Dewa Residence totals 38 Condominium one bedroom units and 24 Condominium Two Bedroom units.

4. Sales are done under Condominium Jurisitc Person procedure. The unit remaining for sale can be purchased through a leasehold contract or freehold contract through a Thai
registered company.

5. Dewa Residence handover to owners will start November 1, 2008. Dewa Resort will be
open on December 15, 2008.

6. Guaranteed Rental Return scheme has been developed with conditions attached.

7. All transfer fees and other government taxes involved with the sale are incl. in the purchase sum.

8. Purchase price includes all except loose furniture. Loose furniture package will be avail for sale.

  • Furniture Package cost for one bedroom unit is 450,000.- Baht + 7% VAT
  • Furniture Package cost for two bedroom unit is 650,000.- Baht + 7% VAT

9. Maintenance and Service fee is equal to 30.- Baht per square meter per month of the
area of each Condominium. The fee cover the common costs ie: security, gardening, pool service, lift service, pest control etc., etc. Additional cost for TV & Internet subsciption and insurance TBA.

10. Initial sinking fund is a contribution of 500.- Baht per square meter. The fund is for major repairs and or replacement of operating equipment within the Condo area.

11. Security deposit of initial contribution of 30,000.- baht for monthly ongoing payments of
individual unit ie power, water, housekeeping, telephone, tv, etc., etc.

12. Payment schedule:

A. 100,000.- Reservation fee on signing of Reservation form
B. 80% on Contract signing.
C. 15% when building is ready for occupancy, not earlier than November 08
D. 5% six month retention after physical handover less reservation fee
